Designed by Studio Libeskind and managed by SH Hotels & Resorts, the development combines sustainable architecture, premium hospitality and high-end residential living in the UAE.

Ultra-Luxury Baccarat Development Targets 2027 Launch

The upcoming Baccarat Hotel & Residences Dubai is now slated to open in 2027, adjusting from its earlier projected timeline. The ultra-luxury development will rise in Downtown Dubai as part of a new mixed-use project led by Shamal Holding in partnership with H&H Development.

The hotel will be operated by SH Hotels & Resorts, the hospitality platform backed by Starwood Capital Group. Baccarat Hotels & Resorts is positioned within SH’s luxury portfolio.


Prime Downtown Address with Iconic Views

Located in the heart of Downtown Dubai, the property will occupy Tower One of a two-tower architectural project. The hotel and residences will offer panoramic views of landmark attractions including Burj Khalifa, Dubai Frame and Dubai Creek.

The towers are designed by Studio Libeskind, known for its distinctive crystalline-inspired forms. Rising approximately 237 metres, the building’s prismatic design creates a sculptural skyline presence while maintaining a refined residential scale.


144 Rooms, 49 Branded Residences and Premium Amenities

Baccarat Hotel & Residences Dubai will feature 144 rooms and suites alongside 49 Baccarat-branded residences. The project will also include four food and beverage venues, a spa, swimming pool and lifestyle facilities designed to cater to both hotel guests and residential owners.

Interior design is being led by 1508 London, delivering a contemporary aesthetic aligned with the Baccarat brand’s heritage of craftsmanship and refined luxury.


Sustainable Design and Public Realm Integration

The development aims to achieve Silver Sa’fa certification under Dubai’s Green Building System, incorporating energy-efficient technologies and environmentally conscious construction strategies.

The podium will include landscaped public areas, shaded seating, cascading water features and a central plaza designed to enhance pedestrian connectivity. Landscape design is being executed by EDSA, reinforcing the project’s urban integration.

Baccarat has previously explored Dubai expansion, and the Downtown project represents a renewed strategy to establish a flagship presence in one of the world’s most competitive luxury hospitality markets.
